<b>Alternatives to estate agents</b><br  /><br />
If you&#8217;re looking to sell for a fraction of the fee, there are several options to consider, such as private sales, selling directly to friends and family, advertising in the local newspaper, and putting up a &#8220;for sale&#8221; sign outside the property.<br  /><br />

Selling over the internet is one of the most popular alternatives, and classified ad sites such as gumtree.com,   craigslist.co.uk and vivastreet.co.uk all enable you to cut out the middleman.<br  /><br />

Earlier this year, new website iSold.com launched offering people the chance to sell their home for &#163;999. Run by Spicerhaart, in association with Tesco, the site initially launched in Bristol, with plans to expand to other cities.<br  /><br />
<br  /><br />
Take out the basic &#163;999 package and you will be given a valuation of your home, a &#8220;For Sale&#8221; sign, and details of your property will be advertised on portals such as rightmove.co.uk and zoopla.co.uk<br  /><br />
If you cut out the estate agent, you will have to put in a lot of time and effort as you&#8217;re going to have to do everything yourself &#8211; starting off with working out how much your home is worth. <br  /><br />
<br  /><br />
Get the price wrong, and you could either find yourself losing out financially &#8211; or waiting a long time for a sale &#8211; so check the selling prices of similar properties in your area, and make use of websites such as landregistry.gov.uk, nethouseprices.com, and propertypriceadvice.co.uk. <br  /><br />
<br  /><br />
<b>Marketing your property</b><br  /><br />
As a private seller, you&#8217;ll miss out on estate agent presence both on the high-street and online &#8211; so you&#8217;re going to have to work extra hard to market your property. <br  /><br />
<br  /><br />
Put as much detail as you can in your adverts online to make your property stand out, and bear in mind that photographs &#8211; and even Youtube links &#8211; may improve your chances of securing a sale.<br  /><br />

Equally, if your home is on a road with good footfall, a prominent home-made For Sale sign could be a great investment; other possibilities include talking to colleagues if you work in a big company &#8211; or even at the gym. <br  /><br />

<b>Compile sales particulars and a HIP</b><br  /><br />
You&#8217;ll also need to prepare sales particulars for potential buyers, such a floor plan and general description, room-by-room details, a list of what&#8217;s included in the sale, council tax, the asking price and contact details. <br  /><br />

You&#8217;ll also need to look into compiling a Home Information Pack although there was talk this was being phased out so check the direct.gov.uk website for more information.  <br  /><br />
<br  /><br />
<b>Organising viewings</b><br  /><br />
As there will be no estate agent to conduct the viewings, you&#8217;ll need to organise these yourself.<br  /><br />
<br  /><br />
Consider how you&#8217;re going to vet viewers before letting them into your home, and remain safety conscious at all times. While estate agents are trained at getting the best price, if you&#8217;re going down the DIY route, no-one will do this for you, so you need to be prepared to negotiate hard with the buyer to ensure you get the best price for your property.<br  />-</p>

			<content:encoded><![CDATA[<p>***What I&#8217;m about to vent about may sound dull when you realise it&#8217;s about Home Information Packs, but I feel I should share it all the same, as there&#8217;s something not quite right going on there, in my experience.<br  /><br />
<br  /><br />
When Home Information Packs were first made compulsory in 2007 for most properties in England and Wales and prior to their introduction, there was a lot of debate around whether or not they were really necessary, and if they were just another bureaucratic loophole to jump through.<br  /><br />
<br  /><br />
But, there are always debates raging around the financial services industry so I took the slamming of Home Information Packs or HIPs as they&#8217;re more commonly known, with a pinch of salt, until now that is. Now, I&#8217;m going to wade in with a personal gripe of my own.<br  /><br />
<br  /><br />
<b>Why they matter</b><br  /><br />
<br  /><br />
A HIP is a set of documents designed to provide the buyer with key information on the property such as energy efficiency, gas and electricity safety, flood risk previous structural damage, parking arrangements, a sale statement, standard searches and evidence that the seller actually owns the property to name a few.<br  /><br />
<br  /><br />
All sounds rather reasonable and helpful, but this set of documents is something the seller has to fork out for, and the price of a HIP can range from &#163;300-&#163;1,000.<br  /><br />
<br  /><br />
Bearing in mind moving house is expensive; you&#8217;d hope then that this additional cost was one that is absolutely necessary.<br  /><br />
<br  /><br />
Why then when I asked the estate agent marketing the property I&#8217;m buying, did they act confused when I asked to see the report and almost discourage me?<br  /><br />
<br  /><br />
I probably should have asked to see it from day one when I first noted my interest, but it just dawned on me a few days ago that I still hadn&#8217;t seen the report, so I called the agent and asked for it.<br  /><br />
<br  /><br />
She was dismissive of my request and almost baffled as to why I wanted to see the HIP which has left me a bit confused myself. Isn&#8217;t this something a prospective buyer is supposed to see? Isn&#8217;t it important? And if it isn&#8217;t, why are vendors paying for it?<br  /><br />
<br  /><br />
<b>Money grabbing</b><br  /><br />
<br  /><br />
According to the estate agent marketing the property I&#8217;m buying, if I want to see the HIP I can get a copy from my solicitor, but I explained that my solicitor is charging &#163;30 for the privilege, and why should I pay anymore than I have to?<br  /><br />
<br  /><br />
The agent&#8217;s final suggestion was that if I really wanted to see it I could visit their offices and take a read of it there. It just seems a bit odd to me and I&#8217;m not sure why the estate agent is being unhelpful over what is really a simple matter.<br  /><br />
<br  /><br />
In fact, I&#8217;ve since found out that this behaviour is not really in line with the government guidelines on HIPs as Directgov gives the following advice on HIPs.<br  /><br />
<br  /><br />
&#8220;If you are buying a property ask whoever is advertising it for a copy of the Home Information Pack. This is usually an estate agent.<br  /><br />
<br  /><br />
&#8220;They must give you a copy of the pack free of charge, they may make a reasonable charge to cover the costs of copying and posting it.&#8221;<br  /><br />
<br  /><br />
At the end of the day, buying or selling a house isn&#8217;t cheap, and if HIPs really aren&#8217;t useful or important or necessary for the buyer to see, why are people forking out for them?<br  /><br />
<br  /><br />
Maybe there&#8217;s something the agent is trying to hide from me, maybe they simply can&#8217;t be bothered or there is another reason altogether for the weirdness but it&#8217;s made me think HIPs are just another moving house cost that we could all do without.-</p>

Need to know where the best local supermarkets are? Need some things translated? Where to park, and once familiar with your favourite produce want to be able to order online?<br  /><br />

Want a bank account that you can access online, and be introduced to the top banking officers when you first visit, and have all the information needed prepared in advance?<br  /><br />
<br  /><br />
And how about where to live? Would you not only like to see details of potential property for sale or to rent, but be guided to areas that could best suit your lifestyle &#8211; for example within walking distance of good schools &#8211; and have someone who can show you the best places for furnishing your new home?<br  /><br />
<br  /><br />
All of these services and more are available in Monaco for those thinking of moving there and looking at Monaco property for sale &#8211; and the good news is that some of these services don&#8217;t cost anymore than a standard service. Despite it being the home of the <a href="http://www.monacoproperty.net/casino_photos">Monte Carlo casino</a><br  /><br />
<br  /><br />
On the shopping for example, for a fee set in advance so both parties know where they stand, a Monaco local will take a new resident to the local supermarket, do any translations and point out local delicacies, help set up an online home delivery account, and show where the nearest parking spaces are.<br  /><br />
<br  /><br />
Plus give hints at when the shops are likely to be busy, and show the local market in Fontvieille. Plus accompany the new resident if required to some of the nearby super and hypermarkets in France &#8211; for those with a busy life shopping can be a permanent arrangement.<br  /><br />
<br  /><br />
A bank account in Monaco is required for anyone taking residency there, and the banks will require various documentation. But this can all be organised before visiting the Principality, and it&#8217;s even possible to meet an adviser in London or Switzerland to organise an account with one of the Monaco banks to make life and moving just that little bit easier.<br  /><br />
<br  /><br />
And the same is true with property, whether buying or renting.<br  /><br />
<br  /><br />
Floor plans and photographs can be sent to allow a potential buyer to see what is available, and again it&#8217;s quite possible to meet a representative from a Monaco property company in the UK.<br  /><br />

Moving country can be stressful &#8211; but there are services available to make it a lot easier for you.-</p>

<p>There it was in the Wall Street Journal last week. The headline in the Real Estate Section blared, </p>
<p>&quot;Apartment Vacancy Rate Hits 22-Year High !&quot; </p>
<p>and I murmured to myself &#8230; here we go again. </p>
<p>It just reminded me why newspapermen are NOT Real Estate Investors &#8230; they are just out to sell papers and a sensational headline will always beat out a rational article. </p>
<p>But wait &#8230; there&#8217;s more &#8230; </p>
<p>If you read the last line of paragraph three you found that, &quot;Of the 79 Markets tracked by REIS, 45 showed an increase in Vacancies.&quot; That sounds really BAD now doesn&#8217;t it? We should panic &#8230; right? Hmmmm &#8230; Remember now, this is coming from a newspaper and there is most certainly more to this story. Hold on just a minute &#8230; </p>
<p>As an Investor, what I find MOST interesting in this article is this. </p>
<p>&#160;&#160;&#160; * In the face of the worst economic downturn since the great Depression.   <br />&#160;&#160;&#160; * In the face of the worst residential housing market in anyone&#8217;s living memory    <br />&#160;&#160;&#160; * In the face of hundreds of thousands of foreclosed / vacant / rental single family homes competing with apartments for renters    <br />&#160;&#160;&#160; * In the face of ALL of this &#8230; </p>
<p>43% of the markets tracked by REIS showed STABLE OR DECREASING VACANCIES !! That&#8217;s right 34 of those same 79 Markets preserved or decreased their vacancy rates. That statistic is truly amazing given the national economic circumstances. And that&#8217;s not all &#8230; In the next to the last paragraph we learn that suburban Maryland and Washington, D.C. even saw a 0.3% rent increase in the second quarter. WOW. </p>
<p>What is the Press Missing here? </p>
<p>The media propagates one of the big myths in Real Estate when they report on national statistics in this fashion. </p>
<p>Here is the myth &#8230; &quot;There is a &quot;National Real Estate Market&quot; That statement is simply not true &#8230; never has been and never will be. </p>
<p>Here is the truth&#8230; </p>
<p>You can aggregate statistics and report on the national data with big screaming headlines, but All Real Estate Is Local. There is no mythical &quot;National Apartment Market&quot; that moves in sync from coast to coast taking all Multifamily Projects up and down with its gyrations. </p>
<p>The Profit is in the details </p>
<p>The savvy investor is still doing the same things despite this article &#8230; </p>
<p>&#160;&#160;&#160; * Working to find a market in the right phase of the market cycle   <br />&#160;&#160;&#160; * Then finding well priced properties where they can make a profit by improving the performance under their management. </p>
<p>And those local markets exist right now. </p>
<p>The timeless rules still apply &#8230; LOCAL market conditions will determine much of the profit in your Commercial Real Estate projects. One of the key skills for Commercial Property Investors is understanding Market Cycles and timing the markets to ride the LOCAL wave. If you are invested one of the 43% of Markets where vacancies are stable or falling &#8230; you and your investors are doing just fine. These headlines may cause your investors to give you a call with concerns &#8230; AND the cash flow from your property is probably stable. </p>
<p>Here is the biggest challenge for Project Sponsors in Multifamily as a result of this article &#8230; Your Investors and potential investors read this article too &#8230; darn. </p>
<p>Now you have to provide some education about the myth of the &quot;National Apartment Market&quot; to bring them on board. </p>
<p>It won&#8217;t be that difficult to do. Some local market research will quickly prove to them that you know more than the Wall Street Journal about your local market and why Apartments are still an excellent investment. The ability to find a profitable apartment project may actually be increasing in this economy because of distressed commercial property for sale in many solidly performing markets at once in a lifetime prices. </p>
<p>Here is my advice. Don&#8217;t believe ANY headline in ANY article claiming to report on ANY national trends in Real Estate in your chosen niche. All Real Estate is Local &#8230; from now until the end of time. </p>
<p>Your job is to find those local markets where you can make a buck. And there are a lot of them still out there despite the WSJ blaring, &quot;Apartment Vacancy Rate Hits 22-Year High&quot; last week. Then show your investors the difference between what you know about Real Estate as an Investor and what the Wall Street Journal says as a bastion of the media. </p>
<p>I am sure both of us would have written a different headline. </p>

As we begin to grow and add more staff, the more it becomes necessary to add more room and space. The desks and work areas will need to be widened, and the breathing room expanded. The productivity of your workers is essential to the success of your company. If they are comfortable, so will the customers they speak to on a daily basis. </p>
<p>When we talk about retail space, we focus on the amount of space it takes to make you feel comfortable, and the customer that comes into your retail area. If the customer feels quarantined in your office, they are likely not to buy anything from you. The feeling of being trapped brings a wave of claustrophobia over a lot of people and will want to get out of your office as soon as they can. </p>
<p>Finding adequate room for your office can be tricky. On the one hand we want enough space to be comfortable, but we do not want to pay for space that we are not going to use. <p>So when thinking about the office you want to build, be sure to keep these things in mind. You want enough space to be able to expand, but you don&#8217;t want too much that you can&#8217;t utilize it all and pay for nothing.
